What leasing options are available?

We currently offer leases in 5-12 month options

What are your application requirements?

​We require a household income of at least 3x the rent amount. We also conduct a credit, criminal, and rent background check.

How much is the security deposit?

Security deposits range from $200 to one month's rent OAC. 100% of your security deposit is refundable upon move out. 

Is there an application fee?

Yes, our application fee is $45 for every person applying, over the age of 18.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

A $45 application fee, for every person over 18, and a $200 minimum, fully refundable security deposit is due when you apply. A $50 administration fee is due upon move-in.

Do I have to pay first & last month's rent?

​No, you'll only pay rent for the current month. So the first month's rent will be due the first month, and the last month's on your last month.

When is rent due?

​Rent is always due on the 1st day of the month.

How can I pay my rent? What forms of payment are acceptable?

​We only accept online payments. These payments will be made through your resident portal account. 

Is there a late fee for overdue payments? Is there a grace period?

Yes, after the 5th there is a 5% late fee.

Is renter's insurance required? (Add details, how much, what kind.)

​Yes, we require our residents to have liability insurance with coverage of at least $100,000. It is the responsibility of the tenant to obtain and pay for renter's insurance. 

Are utilities included?

We currently cover heat, air, water, sewer, and trash. Any other utilities are the responsibility of the tenant. (Electricity, cable, and internet)

Under what circumstance can a landlord terminate your lease?

​We only terminate a tenant for violations of the lease agreement, like refusal to pay rent. 

What happens if I need to move out before my lease expires?

Tenants who wish to move out before their lease expiration will be subject to an early lease termination fee equal to one month's rent. They will also need to provide a 30-day prior written notice. 

What are the occupancy limits?

We limit occupancy to no more than 2 people per bedroom. ​

Can the apartment be listed on AirBnb?

No, we do not allow residents to list their apartments on AirBnb or sublet. 

What are hours of the leasing office?

Our leasing office is open Monday-Friday from 8:30am-5:30pm, and Saturdays from 10am-4pm. Please feel free to stop by anytime during those hours.

What are the hours for the pool?

The pool is open to our residents from 9am-10pm during the months of May-September. 

What are the hours for the fitness center?

We are proud to offer our residents 24-hour access to our fitness center.

What property amenities are included?

Our residents enjoy full access to our pet park, community room, fitness center, and pool.

Do you offer valet trash service?

Yes, we are proud to offer our residents valet trash service. 

How do I receive my packages?

All packages are delivered to our leasing office. You can stop by Monday-Friday from 8:30am-5:30pm or on Saturdays from 10am-4pm to pick up your package.

I have a noise complaint. Who do I contact?

​​In the event of a noise complaint, you will contact the police department first and the leasing center second. 

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Residents are allowed to smoke inside of their apartments. We do not allow smoking in any of our interior common areas. 

I need emergency maintenance. Who do I call?

Please call our 24-hour emergency maintenance line. 

I have a non-emergency maintenance issue. Who do I contact?

If you need non-emergency maintenance, please contact our leasing office. 

Do you allow pets? What is the pet policy?

We know pets are a part of the family. We allow pets up to 70 pounds. 

What is the parking situation?

We have an open parking policy for our residents. There is no fee or permit required for our residents. We do not offer reserved parking, so parking is on a first-come-first-served basis. Guests will need to use our guest parking. 

Are there building quiet hours?

​​City Ordinance enforces quiet hours from 10pm-7am.

Are there restrictions for what can be put on balconies or patios?

​Yes, only outdoor furniture and plants. Personal grills are not allowed.

What is the procedure for moving out?

​If a resident wishes to move out, we require a 30-day notice, removal of personal belongings, residents cleaning the apartment, turning in keys to the leasing center. 

Is there public transportation nearby?

Yes, we are close to both ​LYNX light rail and CATS bus line.

What school district serves the community?

Our community is a part of Pinewood Elementary, Sedgefield Middle Scholl, and Harding High School.

Do apartments have dishwashers?

​​Yes, each apartment is equipped with an electric dishwasher. 

Does the apartment come with a microwave?

Some of our apartments are equipped with a microwave.

Are stoves gas or electric?

​​All of our apartments are equipped with an electric stove.

Do kitchen sinks have a garbage disposal?

​​Yes, all of our kitchen sinks include a garbage disposal.
